It’s all about Home Loan Solutions at Excel Financial Group. I joined Excel because of their ability to save home loans when banks as “direct lenders” could not get the job done. The broad portfolio of mortgage solutions, for home buyers is only limited by the mountain of options that exist in the lending world. Excel Financial Group is “NOT” a direct lender, or a “BANKER”, which means that we have the latest technology when it comes to loan processing, underwriting, closings, and funding. As a broker, we get to “shop” banks and portfolio lenders for you, finding the best options for your situation. Additionally, we don’t have additional “Overlays” on loan programs. In case you did not know, loan overlays are additional limitations on the loan programs that a bank or direct lender adds. For example, If a loan program may allow for a lower FICO score… we can just choose the lender that does too. This means we have fewer “Back on the Market” home sales because the lender could not get the loan done due to overlays.

It also helps to have a broker who knows the community, local market and uniqueness of the housing market in that area. In lending, “surprises” are often not a good thing. That’s why it is critical to work with a mortgage adviser who is on top of their game, knowing which loan programs can get each buyer to the closing finish line for their unique journey. While I have helped my clients get loans in many states over the past 2 decades, my main focus is the Colorado mountain communities where I live with my wife Susan and our 2 cocker spaniels (Dexter and DeeJay). Many of my clients are either looking for a Colorado mountain get away to escape the desert heat in the summer (with the bonus of a great winter ski vacation spot), or warm place in Arizona to “escape the mountain cold during the winter”. Compare a Mortgage Broker vs. Bank Loan Officer. Whether you want to buy a new home or refinance an existing mortgage, like most mortgage professionals, I will have Conventional Loans, Jumbo, VA, FHA and USDA programs. But… unlike the bank or direct lender, I can provide a many more solutions for you without being limited by “just a few products” that the bank or direct lender does not have. Many people have the misconception that working with a broker, or “middleman” means you are not getting the best rate or deal. I too thought that… until I saw how high the rates and closing costs were at the bank or direct lender compared to what I could “shop for”.

Work with a Certified Mortgage Planner. Like the old saying says, “Knowledge is Power”. Did you know that bank loan officers are not required to take the national and state tests required by the government for all other loan originators? Think about it… how knowledgeable does that make them if they are not required to pass a test? I believe that it’s better to be a true “Mortgage Planner” that looks at your financial goals and how a mortgage helps fit into those long and short term plans. So, to be the best resource for my clients, In 2007 I became a CMPS (Certified Mortgage Planning Specialist). Instead of just giving my clients a good competitive rate and smooth closing, I help them to “be in the know” on things they might not hear from other loan officers. Did you know that if you paid cash to purchase your home or vacation home, you have up to 90 days after closing to finance the property and get a loan that allows you to take advantage of the “acquisition mortgage tax benefits”. You might be better off letting your financial adviser find a better use of your money where it can earn a “rate of return”, rather than tying it up in your property.

$625,500 is the Magic Number where I live. Did you know that Colorado Mountain Counties (Summit, Eagle, Routt, Pitkin and Lake County) have some of the highest confirming loan limits in the country? In 2015, that number was $625,500 for a single family residence. What does this mean to you? You could purchase a $780,000 vacation home and have a conforming 1st mortgage of $625,500 without having to get a “jumbo loan” or pay “mortgage payment insurance”. Truly, the adage “knowledge is power” holds true even more when working with a CMP (certified mortgage planner) who knows the lending mountains.

 My Life Walk. Susan and I have owned in Colorado for over 10 years. We married in Evergreen in 1993. We have a home in Breckenridge next to the golf course where we walk our 2 cocker spaniels “Dexter” and DeeJay” searching for golf balls. The Colorado trail next to our home is another favorite walk. As a family we volunteer for everything. Pouring Beer and Oktoberfest and the Frisco BBQ. Ushering people to their seats at the NRO concerts in the summer… and touring the Parade of Homes in the Fall. We lived in Arizona for 20 years too, and I lived in California before that. Originally, I grew up outside of Ann Arbor, Michigan and graduated from MSU (The other school) spending summers in Grayling, Michigan at our family lake house.
